I explain to each client when I arrive at the closing that I am not an attorney and as such can not answer any "legal" questions they may have concerning their loan documents.  Each client is provided a small package which contains a note pad and pencil so that they can write down any questions they may have when they review their documents during their three day right to recession (if applicable).  I will/do however explain what each document is to the borrower.

A note to my signing clients:  I am here for you after the loan is closed, however, again, I can not tell you when your loan will fund, what will be paid, etc., That needs to be taken up with either your loan officer or the Title company.  If you need assistance with documents that are sent to you after the closing under the compliance agreement, I will gladly help if possible, but again, any legal questions MUST be directed to your loan officer/funder or the title company.
