I would just like to take a moment to add a few items that may be of help to your agency:

1)  Prince Georges County (P.G.) requires that you use their FINANCE AFFIDAVIT and their Homeowner"s Certification of Principal Residence.   They are very strict on this, and will not record the deed without it.  If you do not have the correct forms for this county (P.G.), please let me know so that I can make sure that it is signed and included in the package back to your company
2)  I can not notarize the affidavite of consideration on the Deed of Trust.  This is for the funding department to show that the funds have been dispursed.  
3)  The Right to Cancel is a very important document.  Because of this, I will not leave the signing (if applicable) without making sure that all interested parties have been given TWO SIGNED copies of this form, even if it means that I have to ask the borrower to pull their copies out of their package.
4)  The current trend among some notary signing agents to save money is to copy the documents onto a disk for the clients to download and print out their own loan documents.  This is NOT how I do business.  My clients are always given a folder which contains a complete set of ALL documents signed during my visit, including a note pad and pencil for them to make any notes for their loan officer they may have during their three day right to cancel.  I always include in this package a cover letter explaining to them that I am not an Attorney and, therefore, can not discuss the specifics of their loan with them and give them any legal advise.  I do, however, make sure that they are fully aware of what they are signing.  This cover letter also explains to them my strict privacy pledge.
5)  Although it would be much easier for me to simply pick up the phone and contact fedex/ups for a pickup, I realize that this is an added expense for you.  I personnally take the packages myself to the approprate location for shipping.
6.  It must be noted that I, by law, must abide by the laws of Maryland.  If the notary wording is not acceptable for Maryland, I will attach an all purpose/individual acknowledge so that it is in compliance.
7.  ST. CHARLES is a COMMUNITY... it is not a city or town.  It is located in Waldorf, Maryland and is under the zip code of that used for all Waldorf locations.  This can cause some problems with recording of the Deed, so please watch this carefully.  Although they have tried for years to make it a town, it has never gone through, and is still known as Waldorf, located in the County of Charles.
8. If you have sent the loan package to your clients requesting from them that they simply "find a notary", please remind them that Maryland requires that ANY financial documents must be notarized by a licensed, bonded, title producer (LTP).  Failure to adhere to this could cause the document to get rejected and have to be redrawn, even if the loan documents are not for a loan originating in the State of Maryland.  Even if you do not refer your clients to myself, please make sure that you inform them that they must find a notary that is a LTP, not just a friend down the street who happens to be a notary, etc.  For further information on this matter please feel free to contact the Secretary of State for Maryland
